Wollaton Villas

In 2005, the directors of Cedar Rydal embarked upon a project in Blackheath, south-east London. The project was a challenge because initially, the Planners were opposed to a modern design; principally because it was in a Conservation Area. We persuaded them, with the help of local residents, that the designs we were proposing were not only good, but would benefit and strengthen the status of the conservation area. The houses were completed in July 2007, comprising 5 bedrooms (all with en-suite bathrooms), 4 reception rooms and a self contained au-pair flat arranged on four floors, totalling approximately 3,600 square feet.

The houses were constructed to a high specification, befitting their location and sale price. Because the houses had lower ground floors, they were constructed using traditional masonry, with external wall insulation providing high levels of insulation and waterproofing. The internal masonry increases the thermal inertia of the building, helping to moderate the internal environment. The external envelope was complemented by timber/ aluminium composite windows; providing high levels of insulation combined with low maintenance. The high levels of insulation that were specified afforded the option of large glazed walls, making the houses extremely bright and joyous The houses were heated by a simple condensing gas boiler, allied to sophisticated controls and a zoned under floor heating system to minimise costs and carbon dioxide generation. Furthermore, a whole house mechanical ventilation system with heat recovery was fitted to further reduce heat losses whilst guaranteeing the air quality of the internal environment.
